A typical address here is not one building but four arranged around a courtyard, sometimes with a workshop or small business at the back. The bell panel out at the street rarely makes that obvious. Telling me front or rear, which wing, which floor and what is written on the bell removes the commonest cause of a slow arrival, which is not the traffic but the final thirty metres.

The old doors in these blocks sit in generous rebates with substantial latches, and when only the latch is holding, a careful opening is usually straightforward and leaves nothing to repair. Once the key has been turned the picture changes: bolts are engaged, and drilling the cylinder becomes the realistic route, priced from 110 € with a replacement fitted. Offices, practices and hotels
Between Alt-Moabit and the Hauptbahnhof there are plenty of commercial tenants whose doors carry motorised or electronically released locks, and work on those starts at 300 €. For any commercial address I need the name of the person authorised to order the work and the details for the invoice, because a receptionist letting me in is not the same thing as the tenant instructing me.
The money, without decoration
A shut door in this part of town is priced from 70 €, and Moabit is close enough to count as a normal run of 20 to 35 minutes. Nights between 19:00 and 08:00, weekends and public holidays add a flat 20 €. Materials such as a replacement cylinder are listed separately and named in advance, and nothing is added for tax.

Leibnizstraße 25 in Charlottenburg, which is the only base there is. Depending on the route across the canal, that usually means 20 to 35 minutes to a Moabit address.

Yes, but a communal entrance belongs to everyone in the house, so the owner or the managing agent has to authorise a repair or a replacement. If the door will not close safely I can secure it and settle the proper fix with the management afterwards.
How should I describe the address so you find it quickly?
Street, number, then the part of the building: front or rear, which staircase, which floor, and the name on the bell. If the courtyard gate needs a code at night, that too.
If you are busy, does a colleague come instead?
No. There are no colleagues and no subcontractors. If I cannot reach you within a sensible time I say so immediately, so that you can look elsewhere rather than wait.
Can my employer be invoiced directly?
Yes. Give me the company’s legal name, billing address and a contact person before the work starts, plus an order or cost centre reference if your accounts department needs one.
